Gate Repair Before & After in Chatsworth, CA

We could list our equipment, our service area, or our years in business. But when a gate has been sagging, grinding, or dead for months, what you really want to see is the same gate working again. Here are recent transformations from Chatsworth and the surrounding neighborhoods, documented the same way we document every job: what we found, what we adjusted, what we replaced, and the photo record we left with the homeowner.

Recent Transformations

Swing Gate Motor Replacement on a Residential Driveway

Swing gate motor before and after replacement in Chatsworth, CA
Before: seized motor with stripped arm bracket. After: new LiftMaster swing arm installed with bracket reinforced.

The homeowner called because the gate had stopped mid-swing and would not budge with the remote or the keypad. We found the motor seized and the arm bracket stripped from years of the gate being pushed by hand. We replaced the motor, installed a reinforced bracket, and reset the open and close limits so the gate travels its full arc without strain. The photo log shows the old bracket next to the new one, and the final limit switch positions written on the record.

Slide Gate Off Track With Damaged Rollers

Slide gate repaired back onto its track with new rollers in Chatsworth, CA
Before: gate leaning hard against the guide post. After: new rollers, track cleaned and aligned, gate gliding by hand.

This cantilever slide gate had been forced open during a windstorm and the rollers had chewed into the track. The gate was leaning against the guide post and the motor was fighting the resistance every time it cycled. We replaced the roller assemblies, cleaned the track of debris and corrosion, and realigned the gate so it rolled freely before re-engaging the motor. The before photo shows the gate sitting at a visible angle; the after photo shows it square on the rail.

Gate Access Control Panel Rewire and Cleanup

Gate access control panel rewired and cleaned in Chatsworth, CA
Before: spliced wiring, corroded terminals, three different wire colors doing the same job. After: labeled wires on fresh terminals.

Adrian Vance started in commercial access control, and residential panels like this one are where that background shows. The homeowner had intermittent keypad failures and a gate that would occasionally open on its own. Inside the panel we found splices wrapped in old electrical tape and terminals corroded enough to cause phantom shorts. We stripped the panel, ran clean labeled wiring to each device, and photographed the finished board before closing the enclosure. The homeowner received a point-by-point record of every wire and its function.

Welded Repair on a Sagging Driveway Gate Frame

Welded frame repair on a sagging driveway gate in Chatsworth, CA
Before: crack through the bottom rail and a 2-inch sag at the latch post. After: welded, reinforced, and repainted to match.

The gate looked fine from the street, but the latch had been difficult to close for months and the bottom rail was dragging on the driveway. We found a stress crack through the bottom rail and a hinge post that had shifted. We welded the crack, added a gusset plate at the hinge, and realigned the gate so it closed with one hand. The before and after photos show the crack in close-up and the reinforced corner after paint.

Photo Eye Misalignment on an Automatic Gate

Photo eye realigned on an automatic gate in Chatsworth, CA
Before: photo eye aiming into the planter bed. After: beam aligned across the gate path at the correct height.

The gate would start to close and then reverse for no obvious reason, sometimes three or four times before it stayed shut. The photo eye, the infrared beam that stops the gate if something crosses the path, had been knocked roughly two inches out of alignment and was aimed into a planter bed. We reseated the sensor, aligned it with the reflector, and ran the gate through ten full cycles to confirm it closed on the first attempt every time. The photo log shows the alignment tool in place before and after adjustment.

Gate Opener Arm Bracket Failure on a Solar-Powered System

Solar gate opener arm bracket replaced in Chatsworth, CA
Before: bent bracket and a gate swinging free in the wind. After: new bracket, new hardware, solar panel re-angled.

This solar-powered opener had stopped moving the gate entirely. The arm bracket had bent during a period when the gate was left unlatched and caught the wind, and the solar panel had settled out of angle enough that the battery was running low. We replaced the bracket with a heavier gauge, corrected the panel angle, and confirmed the battery was charging at the expected rate. The record left with the homeowner included the voltage readings before and after the panel adjustment.
